Location

Oak tree cottage is located at the end of the village of Hundleby on the B1195 .It is on a bus route from either Lincoln in the west or Skegness in the east. The bus is the No56. There are trains to Skegness Station which is 13 miles away or Lincoln which is about 32 miles

On entry to our cottage you will find parking directly in font of you on a gravelled area parking is also available on a reclaimed tarmac area

The Front Area

The front of the cottage has a slabs area lead to a concrete path around the cottage to the back garden

Rear Garden

The rear garden has a grassed area which is accessed by 2 steps of about 6 inchs high. You will find a table and chairs for seating. We also have a whirly gig washing line also here.

Entering the cottage

The cottage is accessed via the front door which is the only access point to the cottage. The door is a standard with a 6 inch step.

PLEASE NOTE THAT ALL CELLING HEIGHTS IN OUR COTTAGE ARE SLIGHTLY LOWER THAN NORMAL AT SIX FOOT FIVE INCHES.

Guests who have stayed with us in the past have said it makes it nice and cosy and have not been trouble by this

Inside Oak Tree Cottage

Oak tree cottage is all on one level comprising of a lounge kitchen area One double bedroom a single bedroom hallway and shower room.

All floors are either ceramic tile or short pile carpet. All doorways are a standard width .

You will find that the kitchen is also laid out for easy use.

Shower room

The bathroom has a corner entry shower cubicle with a small two and a half inch step. The shower is a normal electric shower which is easy to use.

Windows

All window a fully accessible and have a opening of 2 foot

Ventilation

There are 2 standard fans one in the bathroom and one in the kitchen also the windows have a air vents in the top of them.

Heating

The heating system is oil boiler which runs five radiators plus a hot water cylinder. The hot water can also be used on the economy 7 via electricity.

Lighting

All rooms have a good form of low energy lighting.

Safety

For your own safety we have a electric fire alarm with a battery in case of a power cut also we have a carbon monoxide monitor in the lounge. The smoke alarm is located in the hallway. We do have a no smoking policy. All electrics are checked by a electrician when faults are detected and inspected every five years. The boiler is also service each year.
